The District of West Vancouver approved revisions to the Gateway Residences redevelopment project in early April 2019. The revised plan includes 298 homes, including 138 permanent market rental units and 57 market rentals for 20 years.

The West Vancouver real estate market has seen a lot of densification in recent years, which has made the area more affordable for homebuyers. There are a number of low-rise dense condo communities being built in the Rodgers Creek area north of Upper Level Highway and other master planned townhome neighborhoods such as Ambleside, Dundrave and The British Properties.
One of the most desirable real estate developments in West Vancouver is the luxury British Properties which have been developed by the Quigg Group. These ultra-luxury West Vancouver homes and apartment townhouses feature craftsman West Coast style architecture. With panoramic city and water views, these British Properties West Vancouver homes are an ideal place to call home for generations to come.
The Shopping Center at Park Royal Towers West Vancouver is the perfect destination for those who love shopping. It’s the largest mall in the area and it includes a wide variety of stores and restaurants.
The complex is divided into two main areas. The North Mall is located on the north side of Marine Drive and the South Mall is on the opposite side. The North Mall is where you’ll find Hudson’s Bay, London Drugs and the Gap.
During the 1970s, plans were made to expand the North and South Malls. These were opposed by the West Vancouver Council, based on potential traffic impacts.
In the early 1990s, Larco Enterprises, of Vancouver, acquired the North and South Malls from British Pacific Properties, Limited. These malls underwent major refurbishments.
A 7 million dollar renovation of the North Mall (shown in light gray) added a larger Woodward’s Food Floor store and expanded parking areas. It also included the construction of a 3-level garage east of Woodward’s.
The North Mall now covered approximately 340,000 leasable square feet, with a 3-level garage at the east end. It also included a new 2-level Hudson’s Bay Company (“The Bay”) department store.
Another major expansion was announced in the mid-1970s. This project was dubbed “PARK ROYAL SOUTH,” and would encompass around 340,000 leasable square feet, containing fifty-eight stores.
This project was designed by Seattle’s John Graham, Jr. and included the creation of Canada‘s first lifestyle centre. Encompassing 238,000 leasable square feet and thirty-five store spaces, it was anchored by a 1-level (71,800 square foot) Home Depot, (33,900 square foot) Whole Foods Market and (22,500 square foot) Michaels.

Park Royal Towers West Vancouver is home to some of the best public and private schools in North Vancouver. Most West Vancouver high school students choose to attend West Vancouver Secondary, which is the largest of the city’s two high schools.
The city also offers an excellent selection of recreational facilities and amenities, including a new community centre, a par 3 golf course, a large ski and snowboard resort (Cypress Provincial Park), and numerous parks and green spaces. This area of Vancouver also has a variety of transportation options, including buses and the Sea to Sky Highway to Squamish and Whistler.
As well, the city features Canada’s first mall, the Park Royal Shopping Centre. This complex consumes 2 kilometres of Marine Drive, near the downtown North Vancouver, making it one of the largest malls in Canada.
Located at the corner of Taylor Way and Marine Drive, Park Royal is also a hub for bus transit, providing residents with quick access to North Vancouver, downtown Vancouver and the surrounding areas. Known as the “Blue Bus”, this service is an essential component of West Vancouver’s quality of life.
Despite initial skepticism, Park Royal has become one of the most sought after locations in West Vancouver. A number of new rental developments have popped up in the area. A major one is the upcoming Gateway Residences, which will offer 88 luxury condos and townhomes in a spectacular setting overlooking Park Royal’s intimate parkette. The complex will feature a range of innovative, luxury amenities. Some of the highlights include: a 24/7 concierge, building manager, fitness center, common room and an expansive lobby. The building is set to become a landmark in West Vancouver.

The District of West Vancouver is facing a shortage of affordable housing and has already approved the construction of high-rise apartment buildings in Ambleside and the West Royal neighborhood. However, residents are concerned that the new residential towers could further exacerbate traffic problems at Taylor Way and Marine Drive.
This intersection is a major transit hub, a popular shopping mall and a main highway connector, making it one of the busiest places in West Vancouver. On Monday night, CBC’s Early Edition visited the site and spoke to several locals.
Those who voted in favour of the project said the height and density would help increase the number of affordable housing units in the area. Some added that the development would be the best way to meet council’s goals on housing diversity and rental units.
But District of West Vancouver staff urged council not to move forward with the plan. They said the application should be re-examined in light of new developments that have occurred since the 2017 Marine Drive local area plan was approved. Those changes include confirmation of B-Line service to Park Royal, passing of the district’s official community plan and a recent declaration of a climate emergency.

The District of West Vancouver council approved an enlarged scope on Wednesday night for two residential towers in West Vancouver’s Gateway Residences at Park Royal, which are being built by Larco Development. The revised project includes an additional five floors in each tower, increasing the heights to 16 and 19 storeys. This adds a total of 298 homes, including 95 purpose-built rental units. The redevelopment will increase the residential density in West Vancouver by a few percentage points. Additionally, the new project will result in $4 to $6 million in community amenity contributions flowing into the District of West Vancouver’s reserve fund.
