Cypress Village West Vancouver Homes for Sale

Located on Cypress Mountain, just above Upper Levels Highway and in an area of forested hills, Cypress Village West Vancouver homes for sale look out over Burrard Inlet and downtown Vancouver.

The British Pacific Properties (BPP)-owned land is undergoing a series of public consultations for an area development plan that could see a new high-density neighbourhood, with a major retail village. The neighbourhood would be a significant transit-oriented community and would serve to limit suburban sprawl by being more compact.

Cypress Village is a new mixed-use community located at the base of Cypress Mountain in West Vancouver. This community is a blend of elegant condominium living and large executive family homes, with many homes featuring stunning ocean views.

In addition to providing an excellent selection of residences, Cypress Village also provides a number of amenities and services that can enhance your quality of life. These include a community centre, parks and trails, and a new fire station.

These community facilities are important to help people live healthier lives and reduce their carbon footprint. In fact, a 2016 study by the District of West Vancouver found that household emissions are lowest in compact, transit-served communities with a variety of housing types and close proximity to destinations such as shopping and community facilities.

To create a sustainable, vibrant, and livable neighbourhood that will be the cornerstone of West Vancouver, the District of West Vancouver has developed an Area Development Plan (ADP) for Cypress Village and Eagleridge. The ADP addresses the Official Community Plan’s priorities of creating a sustainable urban community in Cypress Village and protecting lands in Eagleridge for conservation and recreation.

This ADP will result in a new, more compact, sustainable urban village in Cypress Village with an additional 3,700 housing units. It will be a mixed-use community of apartments and townhouses, as well as some small single-family houses.

The development of Cypress Village will be gradual over a 20 to 25 year period. During that time, other changes such as residential development in the Sea-to-Sky Corridor and the rest of the North Shore, as well as increased passenger volumes on BC Ferries will also contribute to increased traffic volumes in West Vancouver.

Cypress Village is part of British Pacific Properties (BPP)’s giant swath of land in West Vancouver that the company has owned since 1931. It is backed by the Guinness family of beer fame and is known for its large-scale projects like the Lions Gate Bridge, Park Royal Shopping Centre, and most recently the Rodgers Creek area.

BPP wants to develop the Cypress Mountain village as a more multi-use and more dense project than it has done in the past. It is looking for a consultant to help with one of the initial stages, which is zoning and finding a balance of residential units that connects with green space, says Donna Powers, spokesperson for the District of West Vancouver.

The rezoning for Cypress Village will allow a mixed-use village with mainly multi-family housing (including apartments and townhouses), plus some small single-family houses, employment space, and community facilities. It is also aiming to create a transit-oriented neighbourhood, served by an independent bus service operated by BPP on the first day of development.

It is not clear how many homes will be built in the village or how many people will live there at full buildout, but BPP says it will have some affordable housing options. Its development partner, Park Royal North, is working on plans for micro rental units in the area and Translink has already approved the idea of creating a transit service to connect the new community with downtown Vancouver.

According to a transportation analysis, the impact of Cypress Village on traffic congestion is not materially greater than it would be under the existing zoning. Travel times will increase slightly, but they will be mainly due to other changes in the area, including increased travel from the Sea-to-Sky Corridor, other parts of the North Shore, and other regions of BC.

As the name implies, this is a high-end community with luxury homes for sale at a premium. These properties will set you back a pretty penny, but with the right research you can make an informed decision.

The District of West Vancouver has entered phase 2 of its planning process for Cypress Village, a southeastern parcel of land that will eventually be the home of 3,700 high-density homes. The project is being billed as the next big thing in the city, and the new development will have its share of eye-popping architecture.

In addition to the opulent home designs, Cypress Village will also be home to numerous high-tech amenities. These include a high-speed bikeway, a skybridge over Cypress Bowl Road, and more.

With the shiniest construction materials and the most efficient energy use, this could prove to be an environmentally conscious place to call home for years to come. The district is looking to reduce its reliance on oil, gas and electricity for its needs, which will lead to more green initiatives in the area.

What’s more, it’s one of the most desirable neighbourhoods in Vancouver, thanks to its convenient location near downtown and the waterfront. The District of West Vancouver is currently in the final stages of completing planning for Cypress Village, a new master-planned community on the base of Cypress Mountain. The upcoming development will play a role in preserving land elsewhere in the District for conservation and recreation.

As part of the final planning process, British Pacific Properties (BPP) will give up its rights to develop land at Eagleridge near Horseshoe Bay in exchange for the right to build more high-density housing in Cypress Village.
